Introduction

In March 2024, Rainbow Restoration Derby West responded to a water mains burst impacting a property in Derbyshire. This property happened to be a self-storage unit widely utilised by numerous customers to store their belongings and miscellaneous items.

Incident Overview

The water mains burst was so severe that water shot up to 60 feet in the air. This torrent then cascaded into the self-storage building, drenching the storage units below.

The deluge left unsightly and grimy water pooling in the units and hallways, carrying bacteria into the property and setting the stage for severe water damage. This created an environment conducive to the growth of harmful toxins like damp and mould, so swift and efficient response was paramount.

Unfortunately, the expansive nature of this property meant that over 173 customers with individual units were potentially affected by the downpour. Whilst the company’s commercial building insurers handled the building repairs, the business provided no protection or assistance to those renting the storage units.

The range and sheer quantity of property affected were enormous. These items included everything from precious children’s toys to building and decorating tools, furniture, electronics, motorbikes, vintage cameras, various household appliances, paper files and even Christmas decorations.

Whilst some items were left relatively unscathed, other units were not only soaked but also covered in dust and debris from the collapsing roof. The ceiling deteriorated and crumbled onto customers’ belongings under the weight of the water and mould could be observed growing on the remaining debris scattered throughout the affected areas.

Out of the 173 affected customers, many engaged with Rainbow Restoration Derby West to inspect and inventory their contents. The team promptly got to work, eager to assist in any way possible to support the affected individuals through their recovery process.

In addition to the initial response and assessment detailed, Rainbow Restoration Derby West also took further steps to assist their customers and address additional challenges arising from the water mains burst incident.

Recognising the significance of certain items to their customers, Rainbow Restoration Derby West proactively requested restoration services for select belongings through a third-party provider. This request was contingent upon approval from the loss adjuster, with confidence in their agreement due to the high sentimental value attached to these items.

In addition to the initial response and assessment detailed, Rainbow Restoration Derby West also took further steps to assist their customers and address additional challenges arising from the water mains burst incident.

Challenges Faced

Moreover, Rainbow Restoration Derby West encountered complications regarding the timeline of the damage, noting that the roof damage occurred six weeks prior to their involvement in the restoration process. Despite this delay, the company diligently pursued solutions for the challenges posed by the incident.

One such challenge was the presence of asbestos in some units within the quarantine zone due to the building’s structural damage. To mitigate health risks, Rainbow Restoration Derby West promptly submitted a quote for the safe removal of asbestos from these units.

With the ceiling caving in, it was crucial for Rainbow to adhere to standard Health and Safety protocols, ensuring all personnel wore hard hats and appropriate personal protective equipment (PPE), with senior technicians present on-site at all times.

When Rainbow is enlisted to conduct inventories, the expert team carefully visually documents and notes every belonging that may have been affected by the calamity. These items are then classified as Undamaged, Damaged but restorable or Beyond Economic Repair (BER).

Restorable contents are items that have sustained damage but can be repaired or restored to a usable condition through professional techniques such as cleaning, deodorising, drying and repairs. Beyond Economic Repair (BER) refers to items that have suffered extensive damage, rendering restoration financially impractical or impossible.

However, efforts to collaborate with a local loss adjuster for building drying services faced obstacles, ultimately leading to an impasse. It was understood that the property owner might opt for a cash settlement, potentially influencing decisions regarding building restoration.

Conclusion

In cases like the water escape at the self-storage unit, many sentimental items carrying memories, emotions and stories that are irreplaceable were affected by the water. Customers were encouraged to contact Rainbow Derby West and inform them of any belongings that might be considered Beyond Economic Repair (BER) but were not to be disposed of according to the customer’s wishes.
